@Justin Jones depends on what your main priority is when looking to move. As someone who grew up on the mainland, I’ll admit that you can’t beat the lifestyle out here on Oahu. If you can justify the cost of living, it’s amazing. Hope that helps

Post: 15 Unit Resort-Zoned Apt. Building in Waikiki (Hawaii)

Hi BP family,

I currently have a friend looking to sell his 15 unit apartment building in Waikiki. It is zoned as "Resort" so short-term vacation rentals are a permitted use. He has previously used these type of properties as youth hostels with 6-8 beds per unit averaging $30+ per bed with 80% occupancy nightly.

All tenants have been vacated so it is ready to be renovated for any investor that is good with the Airbnb/VRBO model. There is an open rooftop that can be renovated for a rooftop bar/ entertainment. Liquor licenses are easily attainable for resort-zoned properties and usually run around $10k. PM me for more details. I would love to help anyone that's interested!

Post: Minimum bathrooms for 4BR section 8?

Hi everyone,

I was looking into buying a 4BR 1.5BA condo to possibly do section 8 housing here in Hawaii. Just wondering if anyone here has experience with HUD housing and if there is a minimum requirement for bathrooms to be eligible as a section 8 landlord. I haven't looked into the HOA bylaws yet, but based on the neighborhood it's in, I wouldn't be surprised if there were already some section 8 tenants already there.
