Direct Question For Investors / Lenders
Afternoon Bigger Pockets network. I’m a newbie to real estate investing from McKinney, TX and I wanted to ask a direct question to any investors / lenders that I haven’t seen asked yet as I have been engulfing everything I can for last three weeks on this journey. In an effort to solidify excellent relationships, my creed to live by states that every single question I will ever ask will follow my QRA format.
1.. The Question (Q.)
2. The reasoning I am asking and how your answers will help (R.)
3. An ask of what I can do for you in return (A.)
So here goes,
(Q). As investors / lenders, what format do you prefer to see the deal data when approached by someone seeking investment?
-I've never really seen this question asked but I feel it is a vital one. Do you prefer spreadsheets or PDF's. Are there 3-4 staple things you want to see off the bat on the front page that can quickly help you determine if you are in or out, IE: IRR or cash flow or both...etc. I understand that there is a ton of data that is pertinent and worth looking at and the person bringing you the deal to potentially invest in needs to have the knowledge and hustle (2 of 3 parts of deal delta @Brandon Turner), but I want to ask which items / format are most important to you to see.
(R.) Your answers to this question with help myself and others better understand how you as the investor / lender likes to be presented the data. I want to streamline the process to make your analyzation time most efficient and see if I can spot any trends within the answers.
(A.) I sincerely appreciate everyone’s time and input helping a newbie like myself out. I’m fascinated by real estate and the art of the deals so please send me a request of how I can help you in your business. I’m new and don’t know a ton about real estate yet, but I’ll do anything at all to help you reach your goals while gaining knowledge along the way for myself. So please, how can I help?
Thanks again for the read, I hope you find the question engaging, please feel free to share. I’m so very excited to have found this website and these forums.
