Hey BP! I’m sure that most of us on Bigger Podcasts have heard the BP-Real Estate podcast episode a time or two, Lord knows I have. Near the end of every show, @BrandonTurner and @DavidGreene fire away at the guest speaker with the same 4 questions they ask every guest, every episode. I think this is a great tradition, but I’m curious to your opinion if it can be tweaked? 2 of the questions is the famous 4 are regarding books that the guest speaker has read, and although I would consider myself a reader as well, I wonder if another question could be added to the mix, even if not asked amongst the Famous 4.

The Famous 5th question I may offer, would be what types of technology does the guest speaker use within their business. I’ve listened to probably over 200 episodes and yes this question has certainly come up, but not consistently. With all of the rapid changes and technological advances, everything is just an app or fingertips away and it would be interesting to start to hear what works for certain guests to maybe spot a possible trend developing as the episodes go on if the question could become a permanent fixture.

Perhaps the question could become a 2 parter, as in: What types of technology are you currently using in your business / and what type of technology would you like to see invented to help your business moving forward?

Just a thought, what do you think?

MAJOR DISCLAIMER: I am in no way slandering the job that @BrandonTurner and @DavidGreene are doing with the podcasts, I am a huge fan and I am very grateful for their efforts and all the guests insight to build such an awesome podcast and community. Just wanted to spark a conversation and get some insight from fellow BP members!

Thanks

Congrats, great story

@Nicholas Morgan Hey Nicholas, I’m a newbie myself so please take my response with a grain of salt, but I would would also assess two items per your post.

1. If you are doing a remodel as you mentioned then you should certainly be able to raise the rent (if even slightly). You mentioned that if hadn’t been raised in 6 years I believe and in my opinion if you do a mini rehab then you should be able to raise rents.

2. Although you monthly cash flow may not be all that great, how will your property be doing as far as appreciation? You may solely focused on just monthly income, but I would also suggest looking at the appreciation possibilities this property may present for you.

Again, please note that I am very new to REI, but these are just some thoughts I would also be thinking about if this was my deal on the table.

Best of luck.

Hey BP!  Is the Foreclose Tool located in the Marketplace within the BP site worth subscribing to?  Just wanted to see if anyone has had any experience with it.  Specifically for the State of TX.

Thanks,

D.Ray

@Clint Harris Great Post Clint. Thank you for sharing. Very informative and is really making me rethink my investing strategy.

Thanks again.

Hey guys, I’m a newbie, just looking for favorite articles / books that teach the skill of evaluating deals?

Disclaimer: I’m reading and searching on my own regarding this topic already, just curious as to what your favorites are.

Thanks!

@Joe Funari sorry to answer your other question also, my end game is rentals. Not saying that I wouldn’t do flips or wholesaling to get there, but rentals are my end game. Thanks
