Joint Venture SFH Opportunity In West Newbury, Massachusetts

Hello,

I am looking for an experienced Massachusetts investor that would be interested in a joint venture on a pre-foreclosure property. The bank has agreed to a “short payoff” below appraisal value.

The house is in a desirable West Newbury, Massachusetts neighborhood with comparable sales ranging from $800 - $1,000,000. The house is 3,500 square feet, 3/2.5, new construction from 2004, and 2.7 acres. “As-is” appraisal value is $690,000.

The owner is open to ideas to work together to avoid foreclosure – but is hoping for a partner or buyer to work on a lease-back with the potential opportunity for him to buy back the home in the future. The seller is willing to fund and/or assist with necessary renovations.
