Awesome house in North Dallas that sits as a 4/2.1/2 @ 2297 sqft. This home is truely a cosmetic rehab with no major issues to address. I have still put the rehab at $37/sqft which should more then cover anything you'd like to do the property and more. I would suggest opening up the property more as right now it is closed in. Homes in the area are selling for between $232.88/sqft-$283.56/sqft and I have priced ours at $235.08/sqft closer to the lower end of that range so you might be able to get more depending on finish out.
