Easy cheap flip or rental

Solid flip or rental. Nice part of the neighborhood. Backs up to Highlands Hills Park which features, community pool, recreation center, baseball field and tennis courts. Sits as a 3/1/1 right now. Very easy to make 2nd bathroom as the current bath is huge and set up perfectly to split into 2. I budgeted for new roof. It might be good. It has a new ac/furnace. I did not see or feel signs of foundation. Needs basic cosmetics to make it pop. Kitchen has nice range stone already and decent cabinets. You could keep them but I budgeted to replace since there is not a lot of them. I think if you enclosed garage to make 4th bedroom, you could get 10k to 15k more on the ARV but I kept it with a one car garage, so it would stay an easier rehab. and you get to keep your garage. Rents are strong at $1150 and based on comps, I think you can get away with $20k to get that rent, so nice cash flow. Nice project to start your 2019 year off right!
