I Need Properties For My Buyers In the Triad of NC!

I'd like to JV with other wholesalers and investors who have great fix/flip and/or buy/hold properties that are located in the Triad(Greensboro, High Point, Winston-Salem) of NC and the surrounding cities(Lexington, Burlington, Thomasville). This includes single family and multi-family(Up to 10 units) properties. The properties need to be in Guilford, Forsyth, or Davidson County and they must be OFF-MARKET. Again, they must be OFF-MARKET. I have the buyers just not the properties and I needed to do my first deal yesterday, literally. These properties need to have SOLID numbers that I will personally review. We'll also sign a JV agreement as well. I am mainly looking for at least 3 bedrooms and 2 bathrooms. If you have 3/1's or 3/1.5's that is fine as long as the numbers are strong. By numbers, I mean real comps, rental estimates, repair estimates, low days on market(Less than 60 days), property details, and locations(good neighborhoods) that are VERIFIABLE, TRUE, and HONEST.

I have one buyer who's looking for their next fix/flip who only does one property at a time and cannot spend more than $60k(at least a 15% profit margin) on a property with the fee included and no more than a medium level rehab. I have another fix/flip buyer with a $400k budget but is BY THE BOOK and wants solid numbers. And I have others who are looking for strong rentals with little to no rehab. P.S. No Daisy-chains. I am looking for people who have contracts directly with the seller/owner of the property. And please be open and honest with your intentions.
