Hey BP!

This 2/1 single family is located in Wayne Schools and the Ben Davis School district.

Tenants will be all over this rental! It boasts a spacious layout and gorgeous hardwood floors. The property sits on a quiet neighborhood block, yet it's just a short distance away from I-70 access and Holt Rd.

The current tenant is paying well below market rent, on a month-to-month agreement. Either raise rents or consider placing a new tenant in the house.

The house will need work to be stabilized, mostly on the exterior. Consider replacing the roof and windows, repainting the house, residing the garage, and cosmetic work throughout the interior. Note: the tenant did say the utility bill is very high, so it would make sense to check the crawl space for proper HVAC connections.
