Cash flowing duplex for sale in Cleveland, OH

I will drop the price by $1,000 every day until it is sold. I just want to move it quickly, I have owned it for about 4 years, and want to get into something else.

These units are definitely rented out below market value, cuz I'm too nice to be a good landlord.

Both units have an additional room that could be an extra bedroom. This was previously used as a 7 bedroom boarding house, before I converted it back to a duplex.

Leases go through Jan and Feb of 2019, I don't know if these tenants want to stay or not, they have been there for 2 and 3 years already. (Honestly, I think they might want to leave, and that wouldn't be a horrible thing.)

House has newer roof, windows, furnaces, water heaters, electrical panels within the past 5-10 years, and both kitchens and bathrooms have been updated in the past 3 years. New fence around back yard too. 

The only thing this house really needs is some minor repairs and paint at the exterior siding and trim. Other than that it is in good condition.

Area is ok. Nice thing about this house is that it is on a dead end street, so not a lot of activity around.
