Financing Tailored for the Self Employed Investor
Many self employed professionals have a hard time getting conventional financing because their write offs/tax returns won't pass underwriting standards. That's why I've made it my focus to broker deals to investors who would benefit from commercial or "soft money" lending. We can offer rates in between conventional and hard money which won't require tax returns and have no personal Debt-to-Income requirements. The loans are based on the value of the property itself. Here are some of the other details:
-30 year terms, fully amortized
-Rates between mid 5% - mid 9% (depending on State, Credit, Property Type, Adjustments, ETC)
-Rates fixed for the first 3, 7, or 8 year
-70-75% LTV
