Need help from experienced SD wholesaler to put SFR on contract

I have a lead on an off market SFR in a low income area in San Diego, zip code 92113. I don't feel comfortable working in this neighborhood and I'd like to work with an experienced, local wholesaler to help get this property on contract. All I'm asking for is half of the fee and some of your experience sharing.

I got the lead from my postcard mailing campaign. The owner called me. The property is rented out at $2000/month, according to the owner.
