We have recently rolled out a new program we are calling Turn-Key Light. We wanted to make everyone aware of this great opportunity. The rehabs and the houses are the same the difference is you get to have less money in the house at the end of the process. Here is house it works.
- 1.We find a property for you to purchase. You then purchase the house.
- 2.We manage the rehab for you
- 3.Once the rehab is completed we tenant the house.
- 4.Once tenanted you can refinance with your end lender.

- 1.Can I still use financing to purchase and rehab the house?
- Yes, most of our current clients in this program still using financing. We have a few lenders we can recommend.
- 2.What do the numbers look like?
- Here is an example of a past turn-key light house:
- Purchase $52,000
- Rehab $27,500
- ARV $95,000
- Rent $900
- Most properties will fall in the 80-85% All in range.
- 3.Where are you finding the deals?
- These deals are found the same way our turn-keys are found. We have a network of wholesaler and agents that bring us deals. We are also able to assist in purchasing listed properties.
- 4.How does the rehab process work?
- Before the purchase we still encourage you to get an inspection. Once we have a set scope of work and you close, we require 1/3 down to purchase materials. The rest of the payments are based on the work completed. The draw schedule depends on the size ($$) of the rehab.
- 5.Who does the rehabs?
- The same contractors who rehab the turn-key properties so they know the expectations.
- 6.How long do the rehabs take?
- Depending on the size of the rehab they typically take 4-6 weeks.
