Great rental opportunity! Denison is one of the best rental markets around, and this is a prime example--you're going to be all in (including repairs) around $40K, and the CHEAPEST thing around there to rent, is a similarly sized part of a house/quadplex which is getting $650/mo.! Solid return for sure! Rehab is purely cosmetic--and not too bad, at that. Get this cheap cashflow machine before it's gone!
