New flooring, new paint, 4 year old roof, great HVAC, Huge 1/3 acre backyard with trees!  Needs $15K in the kitchen and bath.  Smaller comp with small backyard is pending sale at $284,900. This one is $300,000 with approximately $15K in work.  It can be rented without doing the work.  This will go very quickly!
