Helping one of my friends wholesale this property. Market rent is $1300-$1400 depending on updates. Needs cosmetic work about $15,000. Kitchen cabinets, laminate counters, floors, paint and appliances. The house next store which is larger went on the market for $190,000 and was not updated. ARV for this property would be $185,000-$190,000.
