@Maria T. yup still slim and hot!  Prices for multi family are at a all time high as well.  Example, I sold a quad a couple years back at $270,000.  Just saw it come on the market a couple months ago for $499,000.  A quad near UCF sold in 2015 for $245,000 and just sold last year for $460,000.

@Claudio Trevisan You may want to check with a Cpa first.  Unless they changed the tax law, if a lease is 6 months or less you have to pay 6% state sales tax, plus any applicable discretionary sales surtax.  If the lease is a minimum of at least 7 months, the tax does not apply.  I can recommend a great Cpa if you do not have one.

@Maurice Avery Winter Park is a great area to invest in. I have a client that owns 7 rentals in WP and never has an issue renting them out. New construction in WP will not make any sense for ROI, but a decent townhouse or 1/2 duplex with a low HOA or a single family will make a nice investment.

@Margie Pierce  The inventory for multi family properties here in Orlando is few and far in between.  There is just a huge lack of inventory.  So when a decent property with decent numbers comes on the market, it will have multiple offers.  The higher end single family homes have softened a little bit, but totally different ball game from multi family properties.  Feel free to reach out to me if you have any questions.

@Orlando De Los Santos I have never heard that you need the property under contract to get a proof of funds letter for a residential property. Most are happy to send you a POF letter. There is a website too that you can go to that will email you a letter and you do not need to use them. PM me if you need that website.

I do all my leases with evict.com.  They only charge $45.

I agree.  Keep it and rent it out, just find a great property manager.  The property manager will take care of everything for you, no need to be scared.  Welcome to Orlando!
