Commercial lenders around Kingsville,TX

I am looking for references for commercial lenders who would lend in Kingsville,TX on small apartment complexes (8-units). The price is <200K and so some lenders are shying away or demanding 30% down. I am hoping to find someone who can make this work with 20% down.
