Seeking a long-term purchase loan for a 6-unit in Paterson NJ

I am seeking a purchase loan for a 6-unit property in Paterson NJ 

Purchase price : 440K 

Down : 50% ie 220K ; can even make it higher if needed .

FICO : 700 

Total Rent : 5600/month 

Taxes : 24000/year 

water/sewer : 920/year

Insurance: 200/month 

One late mortgage payment in Feb 2017 

Low income

Strong assets

I am not interested in loans that require ridiculous collateral as I am already putting down 50% or even more if needed, and the property that is purchased, is worth close to 600K .
