Two adjacent framers--one has a tenant in there (he will be out by closing), the other has been vacant for a few years. Both will need a good amount of work to get in sales/rental condition, but these are cheap enough that it should work out pretty nicely for the investor.

Price: $59,500 (for both)

Rehab: $60,000 (for both)

ARV: $190,000 ($80K for one, $110K for the other)

Rents: $1850-2000 ($850/mo for one, $1000-1150 for the other)
