This is a very charming 3/2, 2462 sqft house which is in great shape--new roof, newer fence, newer HVAC, updated plumbing and electrical--needs only minor foundation, and light interior cosmetics--heck, even the floors are in great shape (refinish them). Houses around here are going for up to $221/sqft in this size--I priced at $203/sqft to discount for its location in the neighborhood. Plenty of $500K+ comps to support this ARV. Even at these prices, the sales comps have relatively low DOM.
