Banked owned REO under contract for sale Medford (Long Island)

This is a bank owned property that I am currently under contract for.  The price is negotiable.  It is currently occupied.  I am interested in the possibility of an equity partnership as well.  Contract stipulates that the title will be free and clear.

ARV of the house is 200K to 220K.

According to Community Development Corporation of Long Island section 8 rental for 3 bedroom house can fetch $2,300 per month in rent.

The property is a 3 bedroom 1.5 bath low ranch on a lot that is .5 of an acre.  I think the backyard can be subdivided and build another house on it.
