Development property located in Seattle, WA.

Mixed use: commercial/residential

302 apartment units.

Approximately 89,000 sq ft.

Zoning: NC2-40

The balance for the land is not due until Aug. 2018.  To get the permits and have the property "shovel ready" is going to cost an additional 2 million.

What is the best way to invest in this property?  Should it be through private investors, hard money, bank?

Please let me know your thoughts on such a deal.  My preference is to finance the deal to build the property and generate the cash flow.  However, will anyone lend to finance everything?  The land alone is 8 million.
