Recently upgraded single-story home in Mount Vernon a few minutes drive from the I-5.  4 legal & conforming bedrooms, 1 full bath and one 3/4 bath.  Recent upgrades include all new flooring, quartz countertops and backsplash in kitchen and both bathrooms, paint in and out, landscaping work, etc.  Unit comes with high-end stainless steel appliances.  Washer and dryer can be negotiated with offer.

Everything has been upgraded so your cap-ex, repairs, deferred maintenance, etc., allocation should be minimal for the first five years.

Estimated rent is $1600 – $1750.

Taxes are $2392.

Estimated insurance is $800 - $1,000.

Vacancy rate for this area is about as close to 0% as you can theoretically get.  One of the neighbors offered owner $1800 per month in rent...

Please do your own due diligence but with 15% down and a 4.875% interest rate your mortgage payment is about $1,240 (ask me how to get around PMI).
