This is a really nice starter home on a quiet street in a St. Louis suburb. I've listed it for sale to owner-occupant on the MLS but it would make a great rental as well. In fact, I've owned it as a rental for three years, and it was one of my most consistently cash flowing properties.

While the cash flow is less than the duplexes I've also listed for sale on BP, this one has much more appreciation potential. Prices have been on the move in St. Louis in general and in Florissant in particular (see Zillow link below).

Market rent for this home is $1,150. It has been upgraded for retail sale. It has all new systems, new stainless steel appliances, nice new flooring etc. and should have no issue finding a tenant quickly. I'll rebate the first-month's rent commission to any investor buyer so that you can place a tenant at no additional cost. My local property manager (Eaton Properties) is excellent and can assist with that and the ongoing management for a fully turnkey investment.
