Update: I've cut the price to $104,900 since the slow season is coming up and I would prefer not to hold it through the winter, even though it will probably sell for $110-115K in the spring.

Zillow's rent estimate went down to $1,100 but I think $1,150 is well within reach because this house has been updated to owner-occupant standards for retail sale.

Thank you very much for the overwhelming interest. I received multiple offers, and the properties are now under contract. 

If the sale doesn't close, I'll post an update on this thread.

In the meantime, I also have an inexpensive single-family property on the market for owner-occupant sale. It would make a good rental as well (I owned it as a rental for about three years). If interested, details are here:

This is a really nice starter home on a quiet street in a St. Louis suburb. I've listed it for sale to owner-occupant on the MLS but it would make a great rental as well. In fact, I've owned it as a rental for three years, and it was one of my most consistently cash flowing properties.

While the cash flow is less than the duplexes I've also listed for sale on BP, this one has much more appreciation potential. Prices have been on the move in St. Louis in general and in Florissant in particular (see Zillow link below).

Market rent for this home is $1,150. It has been upgraded for retail sale. It has all new systems, new stainless steel appliances, nice new flooring etc. and should have no issue finding a tenant quickly. I'll rebate the first-month's rent commission to any investor buyer so that you can place a tenant at no additional cost. My local property manager (Eaton Properties) is excellent and can assist with that and the ongoing management for a fully turnkey investment.

The price was lowered to $139k to move the units. That's for both duplexes/all 4 units. Owning these is a conflict of interest since my employer invests in real estate as well so it's a compliance issue.

Thank you for the overwhelming interest. A couple of good questions came up that I wanted to answer for everyone:

  1. Zillow now lists the value of the duplexes at the offer price ($140k) but prior to them being listed on the MLS it had them at $83k or so each ($166k total). I can't prove that but if you're internet savvy maybe there's a way to look up an earlier version of the Zillow page.
  2. I'm the owner. This is not a brokered deal.
