Need help with a deal

Ok, so we all have to start some where. I am new to real estate investing and this is my first post to bigger pocket. I have been reading, posts, books, watching webinars, videos, talking to lots of people, analyzing deals everyday for a few months! Got some cash. Ok, I am ready to jump in! Found a GREAT deal today for a BRRRR. Ugh, all cash deal for 70k. I only have 25k. It's 3b/2b and a 2bd/1ba basement. After rehab value $170k. Rent in our area is $900 -1200for 3bd and $600-800 for 1brd. They will be taking highest and best in a few days. Anybody have any advice?
