thank you for all responses.  lots to think about

thanks for the responses.  this house is a short term vacation rental and i am new to using the calcuator on this time of property.  the monthly income is based on daily rental and i put in a conservative 30 % vacancy based on another rental.  based on the analysis it looks good, but i am not sure if it is accurate.  i did not get to the appreciation, repairs ect.  just doing a quick run.

@Robert Seed,  just read your post.

i have a contract on a house in NC that i planned to rehab.  it was a court ordered sale and i negotiated a very good price.  it is currently under a 10 day "upset bid" period.  walked through with contractor and the rehab is much more than i want to do.  i have a potential buyer for the contract which will require all parties to accept assignment.  I am lost as to how this all works.  what are my options?  do i need a lawyer or can this be handled by my real estate agent? i understand this is legal in NC.

the contract states that the contract  can be assigned if all parties agree.  i will ask the real estate agent to ask the court/commissioner to approve assignment. 

are there any other legal issues i should be aware of? any contracts with the person i sell/assign the contract to?

i have a contract on a house that was listed by agent/MLS on a court ordered sale. I have a 10 day wait for "up-set bid". i don't want to keep the house if i still have the contract after the wait period and I have a buyer for the contract.

1. can i sell the contract?

2.  how exactly is a contract sold?

thank you @dmitriy.  good tips.

@Bob B. the contract is pending.  had a bit of bad new yesterday.  I was told that there was a 10 day upset bid period which the realtor did not know about.  so we have 10 days to cool our heals.

Thanks everyone. 

I have a contractor to do a walk through tomorrow and give estimate on rehab. So more solid numbers coming. 

-the rent is best estimate after following rents in the area from several sources for a few weeks. Rentals are a real shortage here. 

-I will get a screen shot of calculated prospectus this evening 

- we are planning to buyfrom a huge salvage materials warehouse. They have open box appliances and cabinetry and bathroom stuff, tile , drywall etc.   

good materials for very discounted price.  They may not have everything, but it will cut price.
