I came across these three deals yesterday. I am going to physically inspect them tomorrow. But I could really use a JV partner to help funding the 10%-20% out-of-pocket expenses per hard money lender requirements.

Gross Rent: $15,000 ($700/month + $550/month = $1,250)

SFR
3 bed 2 bath 1400 Sq ft
Purchase Price: $48,000
Gross Rent: $10,800 $900/month - tenant occupied
