Rental Ready property or Flip opportunity in Pigtown!!!

I am a rehabber and I am wholesaling this property because unfortunately I have too much on my plate right now to take on this property. 

This property is in the up and coming Pig Town/Washington Village area of Baltimore(21230). The property is located on a quiet street 1/2 mile from both Camden Yards and M&T Bank Stadium. As well as 3/4 mile from University Maryland Medical Center. This is one of the hottest areas in Baltimore right now.

This is rental ready property that needs a few repairs. My main GC has estimated the repairs around $6K to make rental ready. This includes HVAC replacement(less if it can be just be repaired), painting the whole house, and other small miscellaneous repairs around the house. The rental comps are around $1,100 a month in the area.

This also has the possibility of being a flip with a ARV of about $140,000. The Basement would need to be dug out slightly and refinished with a bedroom and bathroom, as well as redoing the concrete pad to make a parking pad. My GC has estimated that this included with the other updates will cost about $20,000.
