Theres a 3/2 for sale in the same neighborhood as a house I own. They want 100k. ARV is 140k. Repairs probably 15-20k. Could buy with cash, finance it when it's done and get your cash back. I'll handle the whole process including landlording for 50% Great opportunity but I'm out of cash.

Will Net $600+ per month with 30 year conventional.
