Looking to partner on an out of state apartment complex

Hello I am looking at buying a large apartment building I am a wholesaler and rehabber in NJ, I usually do 2 to 4 unit deals and am looking to expand to other areas and bigger projects. I would like to focus marketing in areas where there are more opportunities for lower acquisition costs, because well NJ is kind of dry. I am looking into doing large complexes I am still starting out and researching. I would like to see if we can discuss what some of your buying parameters are and possibly work together and maybe JV on some deals I have around 300k cash as well as another 80k LOC and was thinking I could network with brokers. cold call apartment owners, as well as send out yellow letters to owners and property management companies looking for off market deals. Which once found we could both invest.
