go to the court house to get records check out properties evaluate repairs needed network with different possible sources for motivated sellers everything it takes to find deals

I am looking for people in the nj area especially North NJ that are interested in learning real estate and making money in the process, I am currently working on 3 buy and hold multi family properties in newark and wholesaled a Short sale with a 13,000 profit last month so I have experience I want a mutually beneficial relationship where I can assign some tasks to you to allow me more free time and so you can learn how to evaluate repairs get leads judge value basically everything it takes to be successful in this business and earn money in the process, message me with any questions and please have free time need someone that can dedicate a minimum 10 hours a week and free some normal business hours

 Sorry Joseph but you completely misread my question. I am finding owners that are in lis pendens and negioiating with the bank threw a short sale I am getting contractor bids to submit to the bank.  I am not referring to random houses on the mls I am referring to Short Sales I am directly negiotiating.  So your answer isn't really reliavent to my questions.

I have been doing shortsale assignments as well as taking them down as  rehabs for a little while and I was wondering if anyone could answer my question. So I am getting alot of leads and alot of the are houses in good condition like ones that can get an fha mortgage or need very little in work. So my question is is it a waste of my time trying to come up with contractor estimates, appraisal reports and inspection reports for my offer if ultimately the banks are going to come back with a BPO that doesn't make sense to me to buy as an investor? I guess my logic is the BPO agent or appraiser is going to pull comps that are similiar to the house that I am trying to buy, if the house I am going to buy needs work and can't get a mortgage the comps the appraiser uses couldn't get a mortgage either and that means the buyer pool will be limited and will be investors and  will sell at a price I need it at, to flip because the comps will sell at a  low value. But if the house is in great condition the comps will come back with houses that where bought by mortgage buyers not investors (aka alot larger pool of buyers)  and will be to high to purchase as a flip because the comps will reflect a high value. I would love to hear anyone's thoughts on my logic and anyone experience with this situation, especially if people has success flipping pretty houses, or if they didn't and I should just not waste my time with those. thanks!

there are smart ways to make it worth it if you talk to 100 owners and 5 are receptive if you tell them you will help them move and give them $$ then only bid on those 5 I get inspections on the sheriff sale properties I buy before closing.  mark h it's only dumb to you because your a bystander not educated on how to do it properly

and you don't need access do a sweep on the yard when no one is home there are almost no areas where the tanks are under the ground in the basement except maybe jersey city

I buy at auctions, there are a few trade secrets when it comes to dealing with tanks that mitigate the risk but don't cut it out completely.  There is a risk with a tank but if you get it at the right price you can make up for most damage caused by  the leaking.   If tanks where so bad all the time no one would bid. As long as there isn't a high water table you should be good not because it causes the tank to leak but because it causes the leak to travel.
