Needing Earnest money and proof of funds for great deal

I am currently offering on a property in 40204 and believe I can put it under contract, providing I can get 700 -2000 in earnest money and a proof of funds letter. It has at the minimum a 22% equity. Its in a great part of town with walking distances to local shops and hangouts. If a lender is interested in making some money, please contact me right away. Hopefully, this will be my first property under contract. I know enough to do this, I just need the funding to make it happen.
