Go to your county clerks office or call them or if the county you're in has a website to look it up on, even better. Look up the owner name for the deed, mortgage and anything else. It might say 'All instrument types' so you get a list of everything under their name. It should say 'Liens' if there are any liens. REL means released. Lis Pendens means they are in pre-foreclosure. Here is a link to finding interest rates. The year you want is on top, use the chart on the far left and add 3 to whatever the interest rate is for the month you want.

Next is the mortgage calculator. Just put the info in and it tells the monthly payment and how much is still owed after however many years.

Post: Recovering the Earnest Deposit and Tax Auction Overage

When offering on a HUD home, what contingency in the contract would get the deposit back should the closing not happen?

Also, when a house gets sold at a tax auction and there is an overage, is it correct to say the former owner has 3 years to collect it? When the required time has passed, if there is a time, what is the way we, as investors, can help that former owner get the money they are owed?

When a bank buys a note from another lending company, how do we find out how much it was bought for?

Is there any other way to find the county tax assessment value of a property

in Bullit County, KY other than subscribing to the Bullit Co. PVA or calling the office itself?

Also, does anyone know if Shepherdsville, KY is a good market to invest in for older homes?

On a different note, some electric meters in Louisville have metal tags on them in certain parts of town.

I'm wondering what the reason for this is. Some of them have an additional tag that says LSMR. I'm curious as to what all this means.

I am currently offering on a property in 40204 and believe I can put it under contract, providing I can get 700 -2000 in earnest money and a proof of funds letter. It has at the minimum a 22% equity. Its in a great part of town with walking distances to local shops and hangouts. If a lender is interested in making some money, please contact me right away. Hopefully, this will be my first property under contract. I know enough to do this, I just need the funding to make it happen.

Are there any certain areas of 40219 that you wouldn't buy in? Would they be for flips or rentals?

I am in the Louisville area and will be wholesaling properties to investors that buy with cash.

I am building my buyers list and am writing this post to invite all investors that buy this way.

If you decide to add yourself to my list, please send your criteria and the zip codes you buy in.

I've been looking at properties in 40219, 40217, 40272, 40214, 40215, 40258 recently but could definitely look elsewhere if needed. Currently, I have potential deals in the Iroquois High School area. If there are any investors interested in this area, please contact me now.
