Anyone interested in 100+ Rentals in North Texas? I'll Finance
I have a little over 100 Rental Properties in North Texas. Vast majority of them in Denison, Tx.
All are rented and performing. I'm looking to free up time and energy for other efforts I have going.
Typical house is 3 bedrooms / 1 Bathroom, frame, built in the 40-50's and rented for $750.
Since these are hard to get institutional financing on, I am willing to owner finance under the following terms. You can take as few or as many as you want. Cherry pick my portfolio. Contact me if you are interested.
Purchase prices will range from $35,000 to $60,000 depending on the house.
- Business entities or DBAs only
- 9.5% interest
- 30 year term
- 3 year balloon
- A single 1 year extension available for 5 points
- No prepayment penalty
- $5,000 - $10,000 down payment
- 575+ Credit Score
- 0.5% underwriting fee
- Taxes and insurance required to be escrowed

you should put this over in the market place MOds will probably move it for you
with your terms how much will the average home cash flow ? just curious I have zero interest in low end rentals personally.. but I do know many are keen on them.. I think you will get better results if you show estimated cash flow so investors don't have to do the math LOL
