Finding an Investor to back my deals

Hello I'm Gerald and I've actually been with BP for about three months now, I looked and found very helpful and enlightening information for entering the real estate business. Now that I have all my essentials in place, I'm finding it hard to get my two deals financed I have no actual upfront money.  I'm actually looking for a partner, mentor that would be able to back both deals in the San Antonio area, I would be willing to split profits whatever seems most fair. Both are flips, please help or leave comment, advice, ( I've had enough negative criticism, thank you )
