Not trying to rain on your parade either, obviously I am still excited about the prospects of DFW rentals in solid B+ areas because I have offers out. I just run numbers very conservatively. Start analyzing a whole lot of deals like most folks suggest, and then see what realistic goals are.

Thanks Steven! Appreciate the advice. Is there a realtor you're working with to find these properties? Perhaps those that are not on the MLS?

You can find Single Family Class A in following area

Frisco, Plano, McKinney, Allen, Little Elm, Southlake, Murphy, Keller, Rockwall etc...

For Class B in ...

Crowley, Burleson, Watagua, Desoto, Cedar Hill, Princeton, Denton etc...

Again it depend on specific area within these cities but overall you should target these cities..

Great thanks! Would be great to understand the difference in cap rate between Class A and Class B. Anecdotally, do you have any insights? Also, any realtors you'd recommend working with for those regions?

Hi Shital, we're looking for both SF & MF properties that we can buy & hold. We'll be looking for Class A-B properties. Want to be between 7-10% cap. Have no problem making cosmetic upgrades, want to avoid major renovation projects.

Hi Davon, I'm currently focused on multi-family and single family rentals. I'd also buy & hold. In terms of geography, right now I just want to learn which neighborhoods from Atlanta down to Macon would be good investments. Appreciate your help!

I'm currently looking for properties in the Dallas / Fort Worth area and am looking for someone that can help me get an understanding of the regions, neighborhoods and recent trends. Open to invest anywhere from heart of Dallas to 1-2 hours outside of the city. Any help is appreciated!
