6-plex in A+ neighborhood near downtown Palm Springs
I will be considering offers for my 6-plex located at 622 S Warm Sands Dr Palm Springs, CA with an asking price of $840k. If there are no suitable offers in the next week, I am planning on listing with a realtor via conventional channels.
This property has 6 units, Five 2-bedroom 1-bath units, and One 1-bedroom 1-bath. The 1 bed 1bath could be converted back to a 2/2. They surround a pool, and each have private courtyards. Market rent is around $1,100 per unit, although if you were to do a cosmetic remodel and furnish them, you would see $2k-$4k per month per units as a monthly or seasonal vacation rental (and I believe this, or a conversion to commercial as a hotel, would be the highest and best use).
This property is on a fantastic block, in an amazing neighborhoods. On one side, it is surrounded nearly exclusively by high-end Gay resorts and boutique hotels. The area is so popular, many of these places are booked near capacity even through the hottest parts of the summer. In the other direction there are nice predominantly single-family and small multi-family homes in a highly desired neighborhood.
