Seeking debt or equity for portfolio of single family rentals

I have several new construction projects of single family homes in San Antonio, TX. I am building affordable homes on infill lots for the purpose of holding as long term rentals. I am seeking debt, or possible equity, solutions for 

construction, short-term, and long-term hold. 

Ideal scenario is deployment of capital into a note that will fund the construction and the initial 2 yr hold. Then bank financing for a performing asset is attainable. 

I can also cash out a participant after the construction is complete. Ideal scenario in this situation is to then deploy the same capital into the next construction project. 

I am building the same floor plan on multiple infill lots. Economy of scale, and simplicity of design are favorable to your financial position.
