The property is located right next door to a gas station on the corner of New Braunfels Ave and Nolan St. We discounted the ARV do to this. Average price per sqft puts you around $132k ARV. Near Eastside is an up an coming area right next to Dignowity Hill Historic District. This are may soon be annexed into Dignowity but for now you don't have to hassle with the historic district concerning your rehab. Our house is a 2/1 but can easily be made a 2/2.
