Looking for a Mentor - not starting from scratch

I've been around real estate investing for over a year and have learned a ton on my own, but I've been struggling to figure out a formula for success. Last year, I thought I had found a great mentor and he turned out to be a fraud.... literally.... which set me back a great deal both emotionally and financially. I am very active trying to get my wholesaling business up and running, but to date, have had no success. I have done direct mail (postcards), some yellow letters, made phone calls, driving for dollars, craigslist ads, created a website.... you name it. My goal is to start with wholesaling, then expand into fix and flips, buy and holds, and mortgage notes.

What I truly need is someone who has done this, successfully, with a proven track record, to help me along... and who does not want thousands of dollars up front. I'll tell everyone now... after the events of last year, I don't have it to give. Obviously, I'm not looking for a handout and would be open to some agreement for a percentage split of any closed deal. I understand that this is a business and any professional's time and knowledge is extremely valuable.
