Cash Out Refunance Needed For Portfolio Of 10 Properties

Hello. My clients have 10 rental properties located in the Metro Atlanta Georgia are that they paid cash for so there are no mortgages. All 10 appraise for $486k. My clients are looking for a Cash Out refinance with low points charged. They need to close in under 20 days. I'm trying to find someone who can work with us fast with minimal to no upfront fees.

Hey can you answer these questions:

- my clients live outside the United States and in Florida. They have their properties under an LLC. There's 10 properties that appraise on the average of $50k each. They have bank accounts here in the United States. Will there be any problem with the members of the LLC (as well as the owners of the properties) residing outside the United States?

- Can they use the appraisals they just ordered last month? They spent thousands of dollars on the appraisals only to be told that because a couple of the properties appraised for less than $45k, they couldn't close their cash out refi deal. So they have already lost a lot of upfront money.

- what are the upfront costs to get them started?

- do you all have a brokerage program so I can broker the deal?

- How many points do you all charge?
