5 Unit Building

I am looking at a 5 unit building in Pennsylvania with below market rental rates. I have tried 5 avenues for commercial financing but can't get any because of low amounts listed on personal previous year tax returns, even after lenders say they can loan on just assets. It has to be a commercial loan because it is five units.  My credit is excellent and i'm looking to put 20% down, any suggestions?
