Looking for short term labor / assistant for house demo and clean out. Must be able to move furniture, appliances, sheetrock, etc. Starts in next week or two (mid-November) for 6-8 hours per day.  Must be honest, reliable and ideally have own transportation to East Fallowfield, PA area.

Hi,

I have both sides of a twin in Coal Township (17866), PA for sale.  Both sides need minimal work to become rentals. Both units have three bedrooms, one bathroom, an attached garage and a rear yard. The units back up to open space and have great views from the front balconies. Unit one needs some outside work on the balcony and steps, a ceiling patch in the living room, a new toilet installed, new flooring, a new stove and refrigerator and some general upgrading. Unit two needs a new toilet installed, a new stove and some upgrading. Both units have newer oil heaters and newer vinyl windows. Expected rent for the area is $500 per side per month. Taxes for each side are about $150 per year.

I am trying to find commercial financing for a 5 unit building. I have 20%down, excellent credit, but the 5 lenders I have approached cannot lend due to past years tax returns not showing sufficient income even though they are asset based lenders, any suggestions are appreciated

I am looking at a 5 unit building in Pennsylvania with below market rental rates. I have tried 5 avenues for commercial financing but can't get any because of low amounts listed on personal previous year tax returns, even after lenders say they can loan on just assets. It has to be a commercial loan because it is five units.  My credit is excellent and i'm looking to put 20% down, any suggestions?

Hey Guys,

 I am looking to purchase properties that i can renovate and then get certified as section 8 properties. I have started the process, and if you go to www.pha.phila.gov you can get all of the information, its under the housing section and housing choice voucher section. You have to attend two sessions at the PHA office before you can get an appointment to get any houses approved. It seems to be a lengthy process but you do get two year contracts signed with PHA (unless the eligibility of your tenant changes). The requirements for the inspection are listed on the website.
