Need $250,000 at 10%

Hello all! 

I need to buy out a family member, and their name is jointly on the current mortgage, as well as their equity stake. I'm looking for $250,000 for a 12 month interest only term at no more than 12% total interest. Property is a 100% occupied, cash flowing (at 11% first, and equity split equivalent of 18% on her equity), just need to get out the fallen out family member.

My exit strategy is to refi with First Key once the deed has attained one year seasoning eligibility. 

Anyone with the ability to fund, and fund quickly (end of November at latest for closing!) is welcome to contact me.
