Wanted: $150k private loan 7% interest, 1st lien at 60% LTV

Dear BiggerPockets friends,

My brother and I are experienced multifamily investors in the Seattle area.  We own a duplex in Everett, WA worth about $250k on which we have $150k debt at 12% interest.  Rather than go through the financing process to get a 30-year fixed at a low interest rate, we'd like to seek a private loan at 7%.  We intend to sell or pay off the property within a few years so we don't need the 30-year fixed (and we are beyond 10 mortgages already so it is difficult to get).

Length of loan is negotiable and we can provide references and data about our portfolio, of course.  We are experienced with Private Loans and we have never missed a payment or any financial commitment in our lives.
