Searching for private money resources for Florida

I'm a Realtor and am searching for private money lenders for a couple of clients.  Both of these would be in Central Florida/Greater Orlando.  Here are descriptions of what we're looking for currently:

- One is an investor purchasing, renovating, and selling properties.  They're looking for lenders who are interested in providing short term financing for the purchase and renovation money.

- One is an individual with great income, however with blemishes on their credit, and they are wanting to purchase land and build their primary residence.  They will be able to have their credit in line to refinance conventionally within 12 months to 24 months maximum.  They need financing to purchase the land and for the construction costs.  They would be willing to do this as a loan, or would be willing to do a lease/purchase with someone, allowing them to build, rent from the investor, then purchasing once their credit is improved in order to cash the investor out.  

What resources or who would you recommend to help with these two scenarios?
