While we're having this discussion, the Avg $/sq foot (within .5 miles and sold since the first of May) is $236.  Saying it's $240+ is a stretch, because you're indicating you expect higher, rather than $240 being toward the top end.  The houses really bringing that number up are a couple of Tudors.  

All of the houses sold, from the beginning of May and over $200/sq ft, are south of Mockingbird.  I could be wrong, but I would expect, based upon size and configuration, this property sits north of Mockingbird, with is a different pricing model.
