Beautiful Blank Canvas house in Jersey City needs Funding

Hello This is my first ad on the market place so I thought I would start with 

This property that I am close to putting under contract. 

It is a Single Family Home (that I want to turn into a 2 family home. 

Fully Detached with attic, basement, backyard, and parking. 

Each floor has the same layout with two 

Children sized rooms and enough space for a master bedroom and nice living area. Kitchen space is big enough for a nice kitchen and an island table. 

The property Does need a lot of work. some of the vinyl siding in the front is missing the gates need repainting and the front material needs to be cleaned and repainted.The front door needs to be replaced as well. The bottom side of the property needs some small repairs aswell as a new paint job. 

The inside of the property is pretty much a blank canvas from the current owners attempts at renovating. the whole house needs new drywall however what would be the bottom unit may be able to salvage the floor and have a beautiful hard wood floor. The backyard is overgrown and needs to be cut down (pictures all on the bottom) the bottom bathroom is pretty much fine just needs a new toilet (and maybe a new sink/ mirror cabinet) The tubs are cast iron so I would like to keep them and give them a nice coat of paint. the shower needs new heads and knobs. and both units need new appliances.

The property is being sold for 160 and the estimated repairs are around 80k however I believe that we can sell this property fully renovated for around 350 easy. 

This property is also on a dead end street and is near a golf course a go kart track 

as well as a couple bus lines and a light rail station. 

I have a clear vision on what I want to do to this property to be a nice livable place for any family or new investor looking to house hack. 

All profits are split 50/50 and I will supervise the project as well as disclose any progress or issues that happen during renovations. I believe in keeping my business honest and letting my investors know what is going on at all time.
