Thank you guys. I've actually been walking around the area and taking notice of a few properties that fit that criteria I kind of got cold feet when I was going to knock/ ring the doorbell. I will 100% be knocking on those doors now. I will also avoid lists until it becomes viable to be able to maintain a consistent flow of marketing.

Hey,

Taxes are coming soon and i figured this is probably a good way to have a decent chunk of change to hopefully to get me my first deal. I'm in New Jersey I am assuming i will have around a grand (maybe a couple hundred more) to use. Should I buy lists and maybe use a direct mail service to find potential deals? I've heard that the market nationally is really stacked so has the mentality of find the deal and the money will come died? 

2016 has been a pretty good year for me but... I want 2017 to be an even better one.

Hello This is my first ad on the market place so I thought I would start with 

This property that I am close to putting under contract. 

It is a Single Family Home (that I want to turn into a 2 family home. 

Fully Detached with attic, basement, backyard, and parking. 

Each floor has the same layout with two 

Children sized rooms and enough space for a master bedroom and nice living area. Kitchen space is big enough for a nice kitchen and an island table. 

The property Does need a lot of work. some of the vinyl siding in the front is missing the gates need repainting and the front material needs to be cleaned and repainted.The front door needs to be replaced as well. The bottom side of the property needs some small repairs aswell as a new paint job. 

The inside of the property is pretty much a blank canvas from the current owners attempts at renovating. the whole house needs new drywall however what would be the bottom unit may be able to salvage the floor and have a beautiful hard wood floor. The backyard is overgrown and needs to be cut down (pictures all on the bottom) the bottom bathroom is pretty much fine just needs a new toilet (and maybe a new sink/ mirror cabinet) The tubs are cast iron so I would like to keep them and give them a nice coat of paint. the shower needs new heads and knobs. and both units need new appliances.  

we also may need a boiler (i couldn't see too well inside the basement) 

The property is being sold for 160 and the estimated repairs are around 80k however I believe that we can sell this property fully renovated for around 350 easy. 

This property is also on a dead end street and is near a golf course a go kart track 

as well as a couple bus lines and a light rail station. 

I have a clear vision on what I want to do to this property to be a nice livable place for any family or new investor looking to house hack. 

All profits are split 50/50 and I will supervise the project as well as disclose any progress or issues that happen during renovations. I believe in keeping my business honest and letting my investors know what is going on at all time.

Hello bigger pockets it's been a while. 

So I recently went to a property and I'm interested in taking it. It's a single family that I will convert into a 2 family property that's  the person is asking 160 and I believe I can sell for about 350 after about 80k in work.

My issue now is that I don't know people with that money in the bank as I grew up in a relatively broke family. So what would you recommend I do to get a cash investor to fund this deal 

Hello forum, 

I have been actively sending out yellow letters in an area near me these properties are boarded up and I want them. Recently one of my yellow letters came back in the mail because forwarding ended for this person. Now I want to ask how would you suggest I go and track this person. I originally got their address through the tax records of the property so I am kind of at a loss where to go from here.

Hi I am still a newbie looking for my first deal, and I have recently discovered HUD homes. from what I understand there is no limit to how long you have to hold a property before you can sell it. I was curious if anyone has wholesaled one and if you can give a run down of the process. Thanks

Thank you guys for the replies. I honestly had no idea you could use a loan cd combination to build credit. that is interesting . I have no intent on getting anywhere close to the max on a credit card. Ive seen the negatives in credit and i dont want to be under water before i start

Hello Bigger Pockets community. 

So I am 20 years old and I have a part time job. 

I am currently writing out a plan to present to potential partners in my area so that I can get the ball rolling on investing but...

I want to start building my own credit so that when success starts rolling in I will be able to go on my own personal investing ventures. 

I plan on only using my card for trivial things that I can pay off at the end of the month (like a video game or a meal)  

but with soo many existing services it is hard even begin the search. The obvious first answer would be with my bank which I will be doing but are there any services that you guys would recommend to a New Yorker that may give me a better deal on interests ect? 

Thank you guys in advanced I'm going to do some personal research on this. Hopefully I'll be able to learn of a service that is really good but I haven't thought of.
